Questions to Ask Before You Sign a Lease

Before you sign a lease, it's important to ask your landlord specific questions relating to the rent, the terms and conditions of the lease, and what expectations he will have while you are a resident in his property. Just keep in mind that every landlord has different expectations, and therefore discussing these topics will help avoid potential complications in the future. Complete transparency is important in maintaining a good relationship with a landlord and will ensure that your rental experience is as hassle-free as possible. The more detailed you are, the better.

  • When is the rent due? Will I be penalized if I turn it in late?
  • How long is the lease? Is there a fee if I break it?
  • Are the utilities included in the rent? If not, what is the approximate monthly cost?
  • Is parking included or are there additional parking fees?
  • Can I paint the walls?
  • Who do I contact if something breaks?
  • Is sub-leasing allowed?
  • Can I have pets?

Discussing these topics will make your renting experience much more enjoyable, and will help develop, and maintain, a better landlord-tenant relationship. Don't assume that, for example, the landlord will pay for all damages, or that pets are allowed, because there is almost always some sort of loophole or exception. These conflicts can be avoided if you ask questions beforehand.
