Reasons to Renovate Your Home Now: An Interview with David Schmerin of Bingham Development

By David Schmerin

Tell us a little bit about your company and its foundation.

Bingham Development was formed by David Schmerin in 1995 as a single family home builder and land developer. During the past 19 years, our passion for building high quality homes has transformed Bingham Development into a firm that specializes in custom home building and remodeling.

What are some of the services your company provides?

Bingham Development is a full service General Contractor/Construction Manager. We work closely with our clients to help design and build custom homes and home additions. We also have a property maintenance division that is set up assist homeowners with services such as plumbing leaks, electrical problems, roof leaks and painting.

What are the benefits of staying put and renovating my home, rather than purchasing a new home?

One of the biggest benefits of remodeling your existing home is cost. Typically, most homeowners desire to update parts of their existing home versus the entire home. As such, you are now improving the most important parts of your home, while at the same time increasing its overall value. Additionally, most homeowners enjoy their current home and its location. Trying to find a vacant lot or home to tear down in a built up area can prove to be very costly and in most instances, cost prohibitive.

What are some simple exterior renovations that will increase the value of my home?

We find that changing the exterior building materials (siding & roofing) as well as an updated color palate can prove to be great ideas to update your home and increase its value. Other changes can include a new front entry door and new garage doors. All will help to improve the curb appeal of your home.

Why is right now a good time to renovate my home? Have material prices dropped?

The biggest reason to renovate is cost. With the housing market continuing to gain steam, land values and construction costs are only rising.

How is the real estate market currently compared to years ago? How should this effect my decision to renovate or not?

Although the real estate market is rebounding, we are still significantly down from 2006. Moving up can prove to be too costly and as such, remodeling your current home can provide for greater enjoyment while staying put.

Any other reasons I should renovate my home sooner rather than later?

With a skilled labor shortage and material prices continuing to rise, putting off your home renovation will only cause homeowners to experience an increased cost in their renovation project.
