Perfect Landing Rentals & Real Estate was established in 2005 and has been providing professional and quality Property Management since that time. Anne M Giori, the broker and CEO has also been providing professional Real Estate services since 1998 and over 20 years personal experience as a landlord and as a real estate investor. Our service area currently: City of: Tawas, East Tawas, Oscoda, AuGres, West Branch County of: Arenac, Iosco and Ogemaw.

Our property management staff continues to pursue excellence with ongoing professional education which includes legal updates and continuing education in the field of the Property Management Services along with Customer Service Training. We have worked hard to establish good working relationships with both our owners and tenants which has only resulted in home owners receiving maximum return on their investment and tenants finding a quality place to call home. For Owners:
Advertise Property For Rent Through 24 Hour Marketing via Our Web Page and Other Search Engines.
Stay Educated and in Compliance with the Truth and Renting Act, and State and Federal laws.
Select Tenants-abiding by all Fair housing, State & Federal laws.
Process Applications Thoroughly and Require Proof of Income, Identification, etc. for Qualified Tenants.
Negotiate, Execute, and Enforce Leases with Tenants.
Collect Monies Including Rent, Security and Clean Deposits.
Maintain All Collected Rent and Deposits in Client's Trust Account.
Send Annual 1099- Statements for Owners.
Provide Fully Computerized Detailed Monthly Statements for all Income and Disbursements.
Coordinate Repairs/Maintenance.
Provide 24 hour- Client Service for After Hours Concerns.
Conduct an Interior survey of the Property Prior and Post Tenant's Move In and Out Date.
Take Pre-rental Photos for Damage Reference.
Document and Take Photos of any and All Post Rental Damage.
Secure Utility Payment for Final Statements Prior to Security Deposit Disbursement.
Disburse Tenant's Deposits and Refunds Accordingly with Required Documentation According to State Law.
Conduct Inspection After the First 4 to 6 Months of Each New Tenant's Lease.
We Use Leading Edge Software for Managing Properties Efficiently.
Direct Deposit Revenue to Owners Bank Account Using ACH Program.
Provide Accessible Communication by phone, email, fax or by Appointment for Clients Convenience.

How far in advance do you suggest people begin looking for their new apartment?

As soon as possible, Rentals in this area go very quickly!

When apartment hunting, should you use one agent or have a couple you're working with?

When you are searching for a rental home, it is best to go through a property management company, one that knows the area who can best find what you are looking for and for the do-it-yourselfer you may want to try the local newspaper or perhaps drive around the neighborhood, not all rentals are with property management companies.

In Michigan, what is the standard fees involved when apartment hunting?

I cannot say for everyone in Michigan, but at my business we charge first month's rent a security deposit (usually equal to first month's rent) and Cleaning Deposit Of 150.00 and a onetime fee of 100.00 to process tenants leases, show the prospective tenant the property, and assure it is in rent ready. We do not charge an application fee.

What are some common "traps" that newcomers fall into in regards to apartment hunting and how can they be avoided?

Be sure you have knowledge of a standard lease agreement before you sign, understand what your agreement is, make sure you are asking enough questions. ask what the expected utilities expenses are ask what other things you may need to maintain, It varies per property for example, Some properties if located on the outskirts of a town, may have different heating or water sources some have well water some have city water, one you pay for and one you don't, you just need to ask about the amenities' of a property.

Do you have any overall advice to someone who is searching for apartments for their first time?

Drive around, get to know the area find all you can on the cities you like, drive the distance to work see how long it takes, from the neighborhood you may live in, is the drive to long to short? Above all else Be a tourist!
